What is a coach house?

The coach house was originally used as a separate building on an estate to store a carriage (or coach) from the horse and carriage. Nowadays of course we no longer need to store our carriages, but we may need some extra space - for our in-laws, visitors, or as a mortgage helper.

 

Hence the evolution of coach houses, also known as carriage or laneway houses, which are growing in popularity throughout the Lower Mainland. They are being built as secondary legal suites belonging to - but separate from - the main house. In Langley and Surrey, coach homes are usually built above a detached garage.

 

The RF-9S Zone currently permits either one secondary suite or one coach house - but not both - on any lot.

 

 

The Clayton Area

 

Clayton is a booming area in Cloverdale, which borders Langley on the eastern side of Surrey, and it is still expanding and developing, despite it having the air of being an established neighbourhood.

 

The rapid growth of Clayton within the past 12 years has come from its many benefits: location, affordability, growing infrastructure, and range of services available.

Construction of the new Hazlegrove Park is underway, and will include tennis, basketball and Parkour courts, as well as a youth lounge, playground and running track.

 

Living in Clayton means that you can walk to a park, school, supermarket, coffee shop, pub, gym, clinic,  restaurant, even dog park. You name it; you can walk to it.

 

 

Why buy a Clayton coach house?

 

The coach house is an excellent investment for the home buyer, if you are looking for a rental property. You can live in your detached home, completely separate from your tenant - though close enough to be there if needed. Or you might choose to live in the coach home whilst renting out the main house.

The coach home is extremely attractive to a tenant because of the independence, freedom and privacy that their above-ground space affords them, whilst being completely separate from their landlord. As a result, the vacancy rates for coach homes are very low.

Of course, you don`t have to rent out the coach house as a mortgage helper. You could also use it as a guest suite, studio or teenage hang-out.
