Laneway Houses in Vancouver

A laneway house is a small, independent home built on the same lot as a single-family house, usually in place of a garage and accessed from the back lane. These homes add rental housing while preserving the character of established neighborhoods.

As of October 17, 2023, Vancouver introduced R1-1 zoning, allowing more housing options in low-density areas. This change enables multiplexes with up to six units per lot and makes it easier to build laneway houses by simplifying design rules and permit requirements.

Under the new zoning, laneway houses can now be larger and more flexible for families. However, they cannot be sold separately from the main house—they’re meant to provide rental housing and multi-generational living options.
